THE Concord started as a custom project for a client.  When the client decided to move back east, the project was scrapped.  After a few tweaks (complete gutting) we came up with the Concord. Given the style of the neighborhood that the original house was to be placed in, we covered it with a wainscoting of river rock.  It just as easily could be wainscoted with ledgestone, brick, T1-11 or straw bales.  The expansive covered porch has multi-column supports for a more massive look.  That's what the Concord is all about.  We prefer to pronounce it like 'conquered'.

The usual istockhouseplans features are included: built-in foyer bench and coatpegs, decorative dropped beam ceilings, and side-venting fireplace with a false framed chimney.  For your grand entertaining purposes the parlor, dining, and kitchen have been opened up as one great room.  A suite downstairs would suffice as a master bedroom, while the den could be used as an office or converted into a fourth bedroom.  Laundry facilities are convenient to the master suite.  The suite has space for an optional rear door to the kitchen, perfect for midnight-snack runs.  Most of the downstairs windows are a larger 3/0x6/0, rather than our customary 3/0x5/0.  As far as window quantity, we feel that this is one of our more well-endowed models.
Upstairs are two more sizeable bedrooms with walk-in closets.  The bathroom reaches beyond the usual 5x8' dimension and includes a linen closet within.  The bonus room is large enough for a pool table or a bigscreen TV and a couple of couches.  You could even convert it into a fifth bedroom, or if you are deft with your framing skills, fifth and sixth (if you don't mind an 8'-10" dimension).  You could practically keep an army in this house, or at least the Brady Bunch.

This plan is sold with both joisted and post and beam style foundations included. Other styles are available on request (and for a small fee, of course). Contact us for timeframe and cost (and please remember to include the plan name and/or number. We can't yet read minds!) At this time, we will not make custom revisions to the plan. However, if you would like to make suggestions to improve the plan, we would love to hear your comments. If you simply must have something changed, consider purchasing the Erasable Vellum or CAD file.

 

All plans include four elevations, floor plans, foundation plans, at least two building sections, framing plans for the second floor and/or roof, and notes and construction details. This is everything you will need to build, but may not be everything you need to get a permit. Electrical layouts, cabinet elevations and engineering are not included.
