ONCE again our builder friend approached us to draw up this little gem.  They had a client come to them with a notebook full of pictures and ideas.  One was a rendering of a particular design that they absolutely loved.  Think along the lines of tape it to the ceiling over the bed and another copy on the mirror.  We were struck by the aesthetic as well and did our best to match it.  As Gustav Stickley might say, "Als ik kan".  Actually, the detailing and requested changes were so intense that we were more inclined to quote, "Ich brauche ein Bier"!

If you can tear yourself away from the porch, you'll find that the inside is airy and light.  Lots of windows went into the common area.  The living room is vaulted into the second floor.  We pushed for a full on vault but the builder stuck with a standard scissor vault.  The main floor suite has a multitude of uses: Home office, guest room, roommate, canine quarters, etc.  The setup of the particular lot was such that a detached garage stood not too far away from the rear patio.

Upstairs is another private suite.  All bits of the attic area was utilized into the closet space.  During the final walkthrough, we found the closets to be a touch tight for a 6'-3" stature but were otherwise spacious.  The upstairs bathroom is vaulted - again using as much of the attic space as possible.

The big benefit from this plan came in the ability to use a heat pump for space conditioning.  One head was put in each suite with a third in the dining room.  Having heating and cooling from one unit can save thousands over a typical furnace plus air conditioning unit.  We were proud to be able to design and spec this plan in such a way that it achieved a sizeable incentive from Energy Trust of Oregon.

This plan is available with slab, joisted and post and beam style foundations included. Other styles are available on request (and for a small fee, of course). Contact us for timeframe and cost (and please remember to include the plan name and/or number. We can't yet read minds!) At this time, we will not make custom revisions to the plan. However, if you would like to make suggestions to improve the plan, we would love to hear your comments. If you simply must have something changed, consider purchasing the Erasable Vellum or CAD file.

 

 

All plans include four elevations, floor plans, foundation plans, at least two building sections, framing plans for the second floor and/or roof, and notes and construction details. This is everything you will need to build, but may not be everything you need to get a permit. Electrical layouts, cabinet elevations and engineering are not included.
