THE Edgewood series represents a new twist to our way of business. A builder friend came to us with this great little floor plan, but no CAD skills. We looked it over, decided it would fit our style, and commenced drafting. With only minor tweaks, his original design stands. This is the first in a collaborative effort that we are entertaining. You design the plan, we draft it. If it fits into our style, we'll put it on our site and split the profits with you.

Our builder was interested in two things. Build as much house as possible for as little as possible, and make it as livable as possible. What he came up with were a few great design techniques. By using attic trusses, code allowed for a 6" foundation stemwall instead of the usual 8". Also by adding a 30" heel to the attic trusses, he could gain extra square footage by only paying for a roof system. There is a central bearing wall running the depth of the house, and the water heater and furnace sit on framed floor. This keeps the foundation jogs to a minimum. |

At a mere 25' wide, this makes a great infill plan. The one car garage is convenient, but we tried to make the porch the dominating element. At 13'x6' deep, it's more than just an architectural nod. With two beds and a bath and a half downstairs, you wouldn't even need to finish the upstairs. The powder room is tucked under the stairs, though it is a little tight. A smaller sized basin is required. We're also rather fond of the kitchen/ dining/great room combo that contributes an open feel. Upstairs are two more generous bedrooms, a bathroom, and a loft space. This plan comes in two other versions. After the initial lot, it was widened to 28' for four more. Then we took some artistic license in adding a few more authentic elements |
This plan is sold with both joisted and post and beam style foundations included. Other styles are available on request (and for a small fee, of course). Contact us for timeframe and cost (and please remember to include the plan name and/or number. We can't yet read minds!) At this time, we will not make custom revisions to the plan. However, if you would like to make suggestions to improve the plan, we would love to hear your comments. If you simply must have something changed, consider purchasing the Erasable Vellum or CAD file.
All plans include four elevations, floor plans, foundation plans, at least two building sections, framing plans for the second floor and/or roof, and notes and construction details. This is everything you will need to build, but may not be everything you need to get a permit. Electrical layouts, cabinet elevations and engineering are not included.
